45 Dougherty is The Szanton Company’s response to a request for proposals from the City of Portland to redevelop the site of a former elementary school that was demolished in 2015. TSC teamed up with Maine Community Development Partners to propose a mixed-income campus on the 3.5 acre site.
The location is incredible. It’s literally adjacent to the Dougherty Fields Complex, for which the project is named. This public complex includes soccer fields, baseball and softball fields, a large skate park, basketball court, children's playground and public outdoor swimming pool. The site is just off the Portland peninsula, on a bus line, ½ mile from Maine Medical Center, and walking distance to the Portland Transportation Center, with its intercity buses and trains.
To be completed in September, 2025, 45 Dougherty is designed to LEED Silver standards of environmental stewardship. It will feature 18 Level 2 electric vehicle chargers; mini-split heat pumps in every apartment for heating and cooling; a fitness center; community room; bike storage room; laundry room; and on-site management and resident services. All of its apartments will be affordable to households with incomes under 60% of median income.
